The person whose name appears on the Booking Form agrees to take full responsibility for ensuring that all members of the party adhere to the Booking Conditions as set out below.

  1. The number of people occupying the property is limited to that stated on the website, unless by prior consent with us the owners.
  2. A 50% deposit is required on booking, with the remainder of the balance payable 28 days before the start of the Let. If a booking is made less than 28 days before the start of the holiday please send the full rental charges at the time of booking. If the balance of rental charges is not paid by the due date (28 days prior to arrival), we will treat the property as available for re-booking.
  3. A £50 security deposit is added to the total payment, this is to be paid with the balance of payment. The security deposit will be refunded on completion of your stay. Any costs for breakage or damage repairs will be taken from this £50. 
  4. Please notify us of any cancellation in writing/e mail. If a cancellation is received between receiving your deposit and the final payment being due then the deposit will be retained unless the property can be re-let. If cancellation is made within 28 days of the holiday start (i.e. the whole rent has been paid) then the whole amount paid will be retained unless the property can be re-let. If a re-let is successful then a full refund will be made. If the property cannot be re-let then no refund will be given. We recommend that cancellation Insurance be purchased to cover unforeseeable eventualities.
  5. Should the property, subsequent to booking, become unavailable through any cause, you accept that we are liable to re pay just the rent that has already been paid.
  6. Guest arrival time is from 3pm onwards.
  7. You must vacate the property by 10am at the latest on your day of departure unless special arrangements have been made with us. This is to allow us to prepare the property for the next guests.
  8. No pets are allowed - Guide dogs are accepted. No Smoking inside the property.
  9. You accept responsibility for your own personal property. All vehicles are also left at the guests’ risk. The owner cannot take responsibility for any illness or injury to the guests whilst at the property.
  10. You agree to use the property solely for its intended purpose as self-catering accommodation. Causing a nuisance or disturbance to neighbours or unreasonable behaviour may result in us requesting you to leave.
  11. You agree to allow us access to the property at all reasonable times. We will only ever request access to your property in case of an emergency, e.g. a water leak.
  12. You must respect and look after your accommodation during your stay and you must leave the property clean and tidy. Please let us know of any damage or breakages so we can repair or replace them for the next guests. We reserve the right to charge for any damage or breakages.
  13. Our electrical appliances have been fitted, tested and approved by a registered electrician . As the use of your own personal electrical equipment is out of our control it must be at your own personal risk.
